American Family Housing (AFH) provides a continuum of housing and an array of services to support homeless and low-income families and adults to secure a stable home, to be an active part of their community, and to achieve a self-sustaining way of life.

For every homeless person you see on the street, there are thousands more you don’t see–men, women, teens, and children who struggle every day just to survive. At American Family Housing, they give their neighbors what they so desperately need – the opportunity to live in stable housing so they can have a better life.

Established in 1985, AFH is a nonprofit leader that has significant impact in Southern California for providing a continuum of housing and a broad spectrum of related services to vulnerable populations facing barriers to achieving housing stability, including families, veterans, and adults with disabilities and mental illness. With annual revenue of $4.5 million, AFH operates 63 housing sites, with 283 units that serve more than 1,000 unduplicated adults and children each year in Los Angeles, Orange and San Bernardino counties. AFH is committed to ending the cycle of homelessness by helping low-income families and adults achieve a self-sustaining way of life and become engaged and contributing members of their communities.

About 300 people turned out in February 2017 for the dedication of Potter’s Lane, an Orange County apartment building constructed with recycled shipping containers, now providing housing for formerly homeless veterans and families. The $6.3-million project is the state’s first multifamily housing complex made from shipping containers.

In October 2017, the Board of Directors named their new Chief Executive Officer, Milo Peinemann, former Chief Strategy Officer for New Directions for Veterans in Los Angeles. With the current homeless crisis here in Orange County, Peinemann is developing relationships with the cities rehabbing existing properties and ground-up construction to provide more supportive housing to alleviate the County’s homeless crisis. As a result, AFH is seeking a new Real Estate Project Manager/ Senior Project Manager.

POSITION OVERVIEW

This position will develop new facilities, and remodel and repurpose existing buildings. The Real Estate Project Manager is responsible for coordinating and managing all necessary resources through concept development, design, regulatory permitting, construction, and final project closeout of assigned development projects. Responsibilities will range from coordination with city and county planning officials, working with American Family Housing’s development and finance consultants, contracted developers, and general supervision through all aspects of project development, construction and closeout.

  • Oversee site entitlement and due diligence effort for multiple new construction and remodeling projects across portfolio of properties.
  • Manage all aspects of the due diligence process including but not limited to feasibility studies, geotechnical evaluations, environmental assessments and surveys.
  • Manage all dates and processes within a project to ensure the project progresses as anticipated including but not limited to critical dates within development agreements, leases, purchase agreements, permitting and construction.
  • Lead and manage network of engineers, architects and other consultants in guiding each project through its governmental approvals process to obtain all permits/approvals required for a project.
  • Manage design consultants in engineering a project within the parameters of the approved site plan, budget, owner criteria and local codes.
  • Manage the bidding process with the design team and approved general contractors.
  • For projects within the existing portfolio, work closely with management and social work staff to facilitate work.
  • Completing projects on time, within established budgets and is responsible for ensuring quality control and development standards are met in accordance with company goals and objectives.
  • Other responsibilities will include managing and controlling designs, budgets, cash flow, permitting, bid evaluation, construction coordination and field assistance and scheduling.
  • Communicate project status to project participants and stakeholders throughout the project to ensure critical components are not missed and risks are identified

 

QUALIFICATIONS

  • BS degree in Engineering, Project Management, Real Estate Development, Construction or related field preferred. Relevant experience may substitute, especially with direct experience working in tax credit or affordable housing development.
  • Experience working on owner-side real estate development, with experience in tax credit housing preferred but not required. Preferred 5 years of experience in land development, construction, architecture or civil engineering.
  • Ability to work well in a team environment.
  • Demonstrated ability to plan, organize and prioritize responsibilities in order to consistently meet deadlines.
  • Proficiency with Microsoft Word, Excel, PowerPoint, Outlook, and project management software.
